Real Estate Signage - posting guidelines

Posting signs at WWHOA is a privilege not a right.
1) Real estate signs or any other type of signs are not allowed to be posted
anywhere on the property unless in the specially designated and approved area.
Especially prohibited are sign posts, lawn signs and signs displayed behind windows.
2) The designated and approved areas to post signs are located at the main entry
gates of our buildings, to the right of the gate when facing it from outside. Posting signs
on the left side of the gate (the side where the communication panel is) or on any other
part of our property is prohibited and signs in violation will be removed and disposed of
without prior notice.
3) Signs may only be posted for the purpose of announcing the sale of a
unit/condo or it’s availability to rent or lease. Only the actual listing agent or lease
agent may post a sign.
4) Signs may only be posted at the entry gate of the building in which the available
unit is located in. Double posting on both buildings is prohibited unless the agent
actually represents two separate units with one located in each building.
5) Services other than real estate sale or rental/lease such as mortgage services
or insurance brokerage services are strictly prohibited and language advertising such
may not be displayed on the signs.
6) The maximum allowed sign sizes are as follows:
• For sale sign: 24 inches wide by 18 inches tall
• For rent sign: 18 inches wide by 18 inches tall
7) The following information must be included on all posted signs:
For Sale Signs:
• Direct line telephone number to the person in charge of the sale.
• Name of Real Estate Agency
• Name of Real Estate Agent
For Rent/Lease Signs:
• Direct line telephone number to the person in charge of the lease.
• If commercial rental agency: Name of Rental Agency
• Number of bedrooms/bathrooms
• Optional information: monthly rental cost
8) All signs must be attached to the gate structure in a non-permanent way. Using
self-stick-tape, screws or other materials that can permanently damage the gate
structure or the paint or leave residue behind, are prohibited.
9) All signs must be attached in an orderly fashion and may not be posted in a way
that leaves a ‘cluttered’ appearance. Signs must be placed to the utmost right of the
gate and starting from the top down.
10) Flyer boxes are allowed to be hung as long as they are well maintained and
remain stocked with info materials related to that particular unit at all times. If a flyer
box is found to be empty, with trash inside or not properly maintained, it will be removed
and disposed of without advance notification.
11) Flyer boxes must be installed directly to the left of the real estate sign that is
advertising the property. If no space is available to the left of the sign, the box may be
hung directly below the sign.
12) Signs may only be posted for the duration of an active listing and using our
property for 'general advertising purposes' is strictly prohibited. Signs that appear to
have been posted for an excessive length of time or that appear 'abandoned' or left for
general advertising will be removed and disposed of without notice.
13) The owners of the signs or flyer boxes carry full liability for their signs or flyer
boxes and Westchester Woods HOA is not liable and/or responsible for any damages
or injuries caused by any of the signs or flyer boxes. By posting a sign, the sign owner
declares that they maintain proper liability insurance coverage as might be required by
law. The owners of the signs or flyer boxes are responsible for their proper installation
and maintenance. Any signs or flyer boxes that have come lose in part or entirely, that
have fallen off or otherwise create an eyesore or pose a safety danger, will be removed
and disposed of without notice given to the owner.
Westchester Woods HOA is not liable for damaged or lost signs or signs that
were removed for posting rule violations.
